I sent some initial comments to you regarding this one earlier in the week (Tuesday).
I’ll have to check the application but if I recall it was a land use application, so no conditions, just notes.
If you recall the proposal was to covert floors 1 to 5 of the existing building into ‘residential’ which actually equated to about 100 new homes. SW is OK, but Hywel has confirmed that the WW (at 150mm as shown on the GIS) is under capacity – we are going to check the size of the WW pipe, but even if it were a 225mm pipe it would still be under capacity.
If site investigations confirm the pipe is 150mm or 225mm then measures will be required to mitigate the impact of the proposed increase in WW flows. Even if these cannot be consented at this stage they would be picked up at later Building Control and will have a cost implication for the applicant.
I will catch up with Sheryl & David on Monday to confirm exactly how this will be managed.
In the mean-time can you please discuss this with the applicant and see if they want to put the application on hold whilst this is resolved.

Hi Sarah, based on 2012 COP the 150mm pipe work downstream of this site is undersized. It would be a good idea to get Kevin to confirm the pipe sizes in this part of the network. Notwithstanding 225mm pipework is also undersized.

David Wilson suggested I contacted you about this site – he seems to think you might have a WW model for this area.
I’m looking at this RC for Sheryl Barker, The site is 79 Taranaki Street. The site and existing WW discharge lateral are showing on the attached GIS extract.
The applicant is proposing to convert 5 floors of office to ‘residential’ accommodation.
Pre Development
The current office floor plans show 2 ‘toilet’ areas per floor with a total of 4 urinals, 7 basins, 7 toilets, and 2 cleaners sinks – so not much. Office floor area (including the toilet space) is 841m2 over 6 floors (one floor will remain as office after the conversion) giving a total floor area of 5046m2.
Post Development
1 floor will remain as office – 841m2.
5 floors will be converted to ‘residential’. This is however high density 1 to 3 bedroom appartments.
Floors 1 – 4 will have 25 beds, 14 bathrooms and 14 kitchen units - I haven’t looked at flows but if you took beds alone this would be equivalent to 8 x 3 bedroom houses.
Floor 5 will have 8 beds, 9 bathrooms and 2 kitchen units – so again based on number of beds – 3 x 3 bedroom houses.
So expecting quite a significant increase in off-site WW discharge.
Is it possible to check if this will cause any capacity issues.
